Mitsubishi Estate, a leading Japanese real estate developer, is bringing its renowned Logicross brand to Vietnam with two strategic projects: Logicross Nam Thuan and Logicross Haiphong. What makes Logicross warehouse platform unique?

Many Logicross projects in Japan have earned prestigious sustainability certifications, including the Comprehensive Assessment System for Built Environment Efficiency (CASBEE) and ZEB. CASBEE is Japan’s leading green building certification, developed by the Japan Sustainable Building Consortium to assess a building’s environmental performance and efficiency. Logicross Sagamihara, for example, received the highest S ranking under CASBEE standards.

Beyond efficiency and sustainability, Logicross prioritises employee wellbeing. Unlike conventional warehouses, Logicross facilities feature biophilic-designed office spaces and communal areas to enhance comfort and productivity.

One of our standout projects, the Kyoto Joyo Core Logistics Facility, tackles Japan’s labour shortage, particularly among truck drivers.

The facility is designed for double connected trailers and autonomous driving technology. Its direct toll road access enables seamless, safe, and efficient logistics operations exclusive to this site.

How do the projects in Long An and Haiphong address current gaps in Vietnam’s logistics infrastructure?

Both projects are under construction and set to provide modern standards for efficiency, sustainability, and tenant-focused design in the Vietnamese market.

Along with this, Logicross Nam Thuan, located in Nam Thuan Industrial Park in Long An, is just one hour from Ho Chi Minh City.

The 64,500sqm facility is designed for maximum operational efficiency with a modern cross-docking layout, an 11-metre clear height, and a spacious column grid.

The development is pursuing LEED certification, with sustainable features encouraging a healthier work environment.

Meanwhile, Logicross Haiphong is strategically positioned in Nam Dinh Vu Industrial Park, with direct access to Haiphong port, northern Vietnam’s largest trade gateway.

Built to global standards, the facility features a 10.5-metre ceiling height and a 3.0-tonne-per-square-metre floor load capacity, accommodating various storage needs.

The project is EDGE Advanced-certified, integrating thermal insulation to reduce energy consumption. It also prioritises tenant experience with a modern canteen, free Wi-Fi, and Japanese-style relaxation areas.

With Logicross Vietnam, Mitsubishi Estate is driving innovation in warehousing, ensuring businesses can optimise operations, reduce costs, and scale efficiently.
